This house has a basement on one side and a crawlspace on the other. There's wood structure separating the two spaces. And some companies will just wrap their vapor barrier right over that wood because it's easier and faster.

Let me break down why this matters.

Problem #1: Termite Inspection Sight Lines

Drainage on top of the ground. There was some corrugated drainage pipe just laying there. Either it got pulled up or it was never installed right in the first place. Either way, it wasn't doing anything.

Water exposing the footings. In one corner, the water had pooled so high and so often that you could see the concrete footing. That's foundation damage waiting to happen. Actually, it's probably already happening.

All the typical moisture problems. Insulation falling down. Fungal growth on the floor joists. Ductwork starting to deteriorate. None of that gets better until you actually fix the water problem.

This crawlspace had been dealing with moisture for a while. And that DIY pump? It might have made the homeowner feel like they were doing something, but it wasn't actually protecting their home.

Why the DIY Pump Wasn't Working

Here's the thing about that bucket and pump setup - it had multiple problems working against it.

It was in the wrong spot. The pump was sitting where it was easy to access, not where the water actually collects. Water follows gravity. It goes to the lowest point. If your pump isn't at that lowest point, the water is just going to pool somewhere else.

No drainage feeding into it. A sump pump by itself doesn't catch water. You need drainage - actual trenched pipe - to collect the water and bring it to the pump. This setup had none of that. It was just sitting there hoping water would magically find it.

It's in a bucket. A proper sump basin has holes that let water in from the surrounding soil. A Home Depot bucket? That's sealed. The only way water gets in is from the top. You're missing most of the water that's coming up from below.

Completely clogged. Even if everything else was right, this pump was full of mud and debris. It hadn't been maintained. Probably stopped working months ago and nobody knew.

Doesn't fix why water is there. This is the biggest issue. The pump - even a good one - is just addressing the symptom. It's not stopping water from getting into the crawlspace in the first place. You're just constantly fighting it.

The homeowner probably spent $150-200 on this setup thinking they were being smart. But all they did was put a bandaid on something that needed actual repair.

How Water Actually Works in Crawlspaces

If you're going to fix a water problem, you need to understand how water behaves.

Water always goes to the lowest point. Always. It's not random. Gravity pulls it down and it settles wherever the ground is lowest. If you've got multiple low spots, you'll get multiple puddles.

The ground isn't level. Most crawlspaces have high points and low points. Maybe there's a mound of dirt in the middle. Maybe one corner is lower because of how the house settled. You have to work with that reality.

You can't fight gravity. Putting a pump somewhere convenient doesn't change where water wants to go. You either put the pump where the water naturally collects, or you trench drainage to bring the water to the pump. Those are your options.

Pooling water causes damage. When water sits against your foundation, it creates pressure. It saturates the soil. It exposes footings. Over time, that leads to settling, cracks, and serious structural problems.

The crawlspace I looked at today had a mound in the middle with low points on either side. Water was collecting on both sides. To fix it right, we'd have to trench through that mound to get all the water to one low point, then pump it out from there.

You can't just ignore how water moves and expect a pump to magically solve everything.

The Right Way to Install Crawlspace Drainage

Here's how we actually fix standing water problems.

Find the lowest point. First thing we do is figure out where water naturally wants to go. We're looking at the grade, the soil, how the crawlspace is built. The pump goes at that lowest point. Period.

Trench drainage to catch the water. We dig trenches and install perforated pipe that collects water before it pools. That pipe runs to the sump basin. This way we're catching water throughout the crawlspace and directing it where we want it to go.

Install a proper sump basin. Not a bucket. An actual basin with holes that allow water to flow in from below and from the drainage pipes. It's designed for this specific job.

Use a pump rated for crawlspace conditions. We use pumps that can handle debris, that have backup options, that are built to run when they need to. Not the cheapest thing at Home Depot.

Discharge the water away from the house. The pump needs to send water far enough away that it's not just seeping back into your crawlspace. We run discharge lines that actually get the water away from your foundation.

Make sure it works long-term. We test everything. We check the basin, the drainage, the discharge. And we come back to maintain it so it keeps working.

This isn't complicated, but it has to be done right. You can't skip steps and expect it to work.

Got a call from a homeowner in Vonore last week. Seemed like a simple issue at first.

He'd had his crawlspace encapsulated by another company. Now he was trying to get termite service, and the pest control company wouldn't warranty it. Why? I Just Did a Follow-Up Visit on This Crawlspace

SIX WEEKS LATER AND THE CUSTOMER'S FLOORS ARE STILL SOLID

I was out in Seymour yesterday checking on a job we finished about six weeks ago.

This is something I like to do - go back and see how the work is holding up. Most companies install and disappear. I want to know if my customer's problems are actually solved.

When I got there, the homeowner was excited to show me how everything turned out. "All my squeaking is fixed," he told me. "All the sagging and bouncing - it's all gone."

That's what I want to hear.

But here's what made this job interesting. When we first came out, he already had a dehumidifier in his crawlspace. A good one too - an AprilAire unit. So moisture was being addressed, at least partially.

But his floors were still sagging. Still squeaking. Still bouncing when you walked across them.

That's because moisture control is only part of the equation. If your structure is settling, you need more than just encapsulation.

The Original Problem

When we first inspected this crawlspace, the moisture issue was obvious. It wasn't sealed or encapsulated. The dehumidifier was running, but it wasn't part of a complete system.

But the bigger problem was structural. This house has engineered I-beams instead of traditional wood joists. And those I-beams were settling - a lot.

The customer had sagging floors throughout the house. You could feel them bounce when you walked. And the squeaking was constant. Every step, every room.

The issue was the spans. The distance between the main beam and the foundation wall was too long in several spots. Those I-beams didn't have enough support underneath them, so they were settling under the weight of the house.

Engineered I-beams are great for a lot of reasons, but they settle more than traditional joists when the spans are too long. It's just how they're built. And this crawlspace had multiple areas where the supports were spread too far apart.

So yeah, we needed to control the moisture. But if we just encapsulated and called it good, his floors would still be bouncing and squeaking. We had to fix the structure too.

That's the thing about crawlspace work. You can't just look at one problem. You have to look at the whole system - moisture, structure, airflow, everything. Otherwise, you're only solving half the issue.

Why Encapsulation Alone Wasn't Enough

Here's what a lot of companies would have done. They would have seen that dehumidifier already down there and thought, "Great, moisture is handled. Let's just encapsulate and we're done."

But that's not how this works.

First off, that dehumidifier wasn't doing much good without a proper encapsulation. Air was still getting in and out. Moisture was still coming up through the dirt floor. The unit was working harder than it needed to and not actually solving the problem.

Second, and more important - the moisture wasn't causing those sagging floors. The lack of structural support was.

You can seal up a crawlspace perfectly. You can control humidity at exactly the right level. But if your floor joists don't have enough support underneath them, your floors are still going to sag. They're still going to bounce. They're still going to squeak.

This customer needed both. He needed the encapsulation to work with that dehumidifier and actually control moisture properly. And he needed jacks and beams to support those long spans and stop the settlement.

One without the other doesn't fix the whole problem. And I'm not interested in half-fixing things.

What We Actually Did

We started with the encapsulation. Sealed everything up properly so that dehumidifier could actually do its job. Now it's part of a complete system instead of just running in an open crawlspace.

Then we addressed the structure. We added supplemental jacks in the areas where the floors were sagging the most. These jacks lift the beams back to level and hold them there.

In a few spots, the distance between the main beam and the foundation wall was just too long. So we installed support beams to shorten those spans. Basically, we created intermediate support points so those I-beams aren't trying to carry weight across such a long distance.

We ended up putting in quite a few jacks. More than your average job. But this house needed it. You can't skimp on structural support just because it costs more or takes more time.

We also serviced his existing dehumidifier. Since it's an AprilAire unit - which is quality equipment - there was no reason to replace it. We just made sure it was working properly and integrated it into the sealed system.

Now everything works together. The encapsulation keeps moisture out. The dehumidifier controls humidity. And the jacks and beams keep the floors solid and level.

Why Engineered I-Beams Settle Differently

Let me explain something about engineered I-beams, because a lot of newer homes have them and most homeowners don't know this.

Traditional floor joists are solid wood - usually 2x10s or 2x12s. Engineered I-beams look kind of like a capital "I" when you see them from the end. They've got a top flange, a bottom flange, and a thin web in the middle.

They're great for spanning long distances. They're lightweight. They don't warp or twist like solid wood can. Builders love them.

But here's the thing - they're more flexible than solid wood joists. And when you don't have enough support posts underneath them, they settle and flex more.

It's not that they're bad. They just need proper support. If the span between your foundation wall and your main beam is too long, those I-beams are going to sag over time. You'll feel your floors bounce. You'll hear them squeak.

This is especially common in homes built in the last 20-30 years. Builders use these I-beams, but they don't always put support posts where they should be.

If your house has engineered I-beams and you've got bouncy or squeaky floors, there's a good chance you need supplemental jacks. It's not a foundation failure. It's not a major structural problem. You just need more support under those long spans.

We see this all the time. And it's fixable.

Why Follow-Up Matters

They finish the job, collect the check, and move on to the next one. If there's a problem six weeks later, six months later, good luck getting them to answer the phone.

I do follow-ups because I actually want to know if my work is holding up. I want to know if the customer is happy. And if something isn't right, I want to catch it early before it becomes a bigger issue.

But here's the thing - wood changes when you dry it out. And if you don't come back to adjust those jacks, they're not going to work the way they should long-term.

What Happens When You Dry Out a Crawlspace

When we encapsulate your crawlspace and install a dehumidifier, we're pulling a ton of moisture out of the space. That's the whole point - get rid of the humidity that's causing problems.

But that moisture isn't just sitting in the air. It's also in the wood. Your floor joists, your subfloor, your beams - they've all been soaking up humidity for years, maybe decades.

When the dehumidifier starts running, that wood dries out. And when wood dries out, it shrinks.

This is especially true with engineered I-beams. Those things are way more susceptible to moisture than regular solid joists. When they get wet, they can actually delaminate - the layers start separating. So when you dry them out, they settle and contract more than you'd expect.

Over the first 30 to 60 days after we finish an encapsulation, that wood is going through changes. It's a good thing - we want that moisture out. But it means the jacks we installed need adjusting.

If we cranked those jacks down tight on day one when the wood was still wet, and then the wood shrinks? You'd end up with too much pressure in the wrong places. Drywall cracks upstairs. Uneven settling. More problems than you started with.

That's why we take a gradual approach. Install the jacks. Let the crawlspace dry out. Then come back and make the adjustments when the wood has stabilized.

Why We Don't Tighten Jacks All the Way Initially

Here's what a lot of companies get wrong - they install jacks and crank them down as tight as they can on day one.

Seems like it would work, right? Get maximum support right away?

But that wood is still wet. It hasn't dried out yet. And when it does dry out over the next month or two, it's going to shrink.

If you've already got those jacks tightened all the way, that shrinking wood is going to cause problems. You'll end up with too much pressure in some spots and not enough in others. The wood contracts unevenly. And upstairs? You start seeing drywall cracks pop up where there weren't any before.

Sometimes when I come back to a really bad situation - where the wood was super saturated - those jacks will actually fall over. The wood shrinks that much. If we had cranked them tight initially, we would've done serious damage to the structure.

So we install them snug. Enough to start providing support. But we leave room to adjust.

Then when I come back 30 to 60 days later, the wood has stabilized. I can tighten everything properly. Get more lift if we need it. Make sure the support is exactly where it should be.

That's how you do it right without causing new problems.

The Follow-Up Visit: What We Actually Do

When I show up for this follow-up visit, I'm checking every jack we installed.

I'm looking at how much the wood has settled. Seeing if the jacks need tightening. Sometimes they need a lot of adjustment. Sometimes, like this job in Seymour, not much at all. It depends on how wet the wood was to start with.

I'll tighten where it's needed. If we need to get a little more lift to level things out, I'll do that too. The goal is making sure those floors upstairs are solid and level.

While I'm down there, I'm also checking the overall encapsulation. Making sure the vapor barrier still looks good. No tears or issues. The seams are holding. Everything's where it should be.

I check the dehumidifier. Make sure it's running properly. Drain line is clear. The space is staying at the right humidity level - below 60% where fungal growth and wood decay happen.

Most companies skip this follow-up. They install the jacks, collect their money, and you never see them again.

So what happens to those jacks over time?

The wood dries out and settles. The jacks that were providing good support on day one? Now they're not quite tight enough. Maybe they're barely touching the beam. Maybe they've loosened up enough that they're not doing anything at all.

I'm out in Knoxville today installing helical piers on a house that's been standing for over a hundred years.

Even well-built houses need help eventually. This isn't about poor construction. It's just physics. Time, weather, and gravity win every time.

Patching vs. Actually Fixing

Let me explain the difference between patching and fixing.

When you patch a foundation crack, you're treating the symptom. You're covering up the crack with concrete or epoxy. It looks better. The crack is gone. But if the foundation is still settling, that crack is going to come back. Maybe not in the same spot, but it's coming back.

I see this all the time. Homeowners will patch the same cracks two, three, four times. They think maybe this time it'll hold. But it won't. Because the foundation is still moving underneath.

Once the pier is down and we've got that resistance, we mount the bracket to it. Now the weight of the house is being transferred through that bracket, down the pier, to stable soil deep underground. The foundation isn't sitting on compacted, settled soil anymore. It's sitting on a pier that goes down to the good stuff.

How deep do they go? It depends. Sometimes we hit stable soil at eight feet. Sometimes it's twenty feet. We don't guess - we drill until the pressure tells us we're there.

That's what makes helical piers a permanent fix. They're not relying on the soil that's been settling for a hundred years. They're going past all that to soil that hasn't moved and won't move.

The Complete Foundation Solution

For this house, helical piers weren't the only thing we did. We took a complete approach.

We installed the helical piers on the exterior to stabilize the foundation from outside. Those piers are now carrying the load down to stable soil so the foundation stops settling.

But we also went inside the crawlspace and installed supplemental jacks. These jacks support the floor joists and give extra strength to the structure from underneath. Between the piers outside and the jacks inside, this foundation is supported from every angle.

And we encapsulated the crawlspace. Moisture is one of the biggest enemies of any foundation. Controlling humidity and keeping water out protects the foundation long-term. It all works together.
